As a partner in a real estate investment firm, the concept of tokenizing real estate is both intriguing and a source of exploration for what is possible in the future. The computerization of land titles and other documents has brought about improvements in this sector. In some countries around the world, like the Philippines for example, there were instances in the not-so-distant past where land title offices were burned at some City or Town Halls. It was reported that fake titles were then manufactured in connivance with corrupt local officials. There were even instances where the illegitimate seller would resell properties with a fake title without the actual owner's knowledge. Right there are already two sources of potential fraud. One is you are unsure if the land title is legitimate. The other is that you don't know the paper trail of ownership transfers, hence there is no good way to determine the provenance of the land ownership. Enter the blockchain. The promise of the … [Read more...] about The Implications of Tokenizing Real Estate on the Blockchain

Texas AG Paxton Faces Deeper FBI Scrutiny After Details From Ex-Aides
The FBI is reportedly widening its investigation into Texas Attorney General Ken Paxton after new details in claims by former staffers that he helped a real estate developer in return for renovations to his million-dollar home and a job for his alleged mistress. Last fall, a number of senior staffers accused Texas's highest-ranking attorney of committing crimes to assist Nate Paul, later alleging that the developer or companies owned by him had a hand in work done on Paxton's home. All of those making accusations quit or were fired; four later sued the attorney general under the state's whistleblower law. The latest details have emerged in an updated court complaint filed Thursday. The lawsuit accuses Paxton of abusing his position to help Paul and claims the former deputies have information to suggest Paul "was involved in" the remodelling of a house in an affluent area of Austin, owned by Paxton. It also claims Paul employed the attorney general's alleged mistress as a … [Read more...] about Texas AG Paxton Faces Deeper FBI Scrutiny After Details From Ex-Aides

Flowers, Fresh Fish and Movies: China Is Spending Again, Cautiously
In downtown Nanjing, China, a fishmonger sold a lot more ribbon fish than usual for Lunar New Year family gatherings two weeks ago. A florist in a run-down shopping mall on the south side of the city sold more roses. But a lamp vendor a few steps away in the mall has seen no recovery in sales. And at an Infiniti car dealership on Nanjing’s edge, customer visits have jumped 20 or 30 percent, but have not yet translated into extra car sales. “The economic impact of the epidemic lingers in some ways, but we estimate that things will get better this year,” Edith Xu, the marketing manager for the dealership, said on Thursday. Two months after China abruptly abandoned its stringent “zero Covid” policies and let the virus sweep through its population with deadly effect, the country’s economy has begun to recover. Consumers are spending again after taking a long pause during lockdowns in Shanghai last spring and in many Chinese cities in late autumn. Factories and ports are running … [Read more...] about Flowers, Fresh Fish and Movies: China Is Spending Again, Cautiously
Gambling Group Gave $2 Million to a Cuomo Ally
A group closely allied with Gov. Andrew M. Cuomo received $2 million from gambling interests last December as he developed a proposal to expand casino gambling in New York. Mr. Cuomo’s support for expanded gambling, which he made a centerpiece of his State of the State address in January, had a profound impact. Within weeks, the Legislature endorsed a constitutional amendment that, if approved once more by lawmakers and then by voters, would allow for seven full-scale, privately owned casinos, potentially worth billions of dollars. Genting, a subsidiary of Southeast Asia’s largest gambling company, made an additional contribution of approximately $400,000 to the group allied with Mr. Cuomo during 2011. The New York Gaming Association, a trade group founded by Genting and other companies that operate racetracks and electronic slot machines, chipped in the $2 million. Mr. Cuomo, a Democrat, strongly disputed any suggestion that he was influenced by money from the gambling industry. … [Read more...] about Gambling Group Gave $2 Million to a Cuomo Ally
Trulia to cut down office space at San Francisco headquarters
Online real estate marketplace Trulia is downsizing its San Francisco headquarters, the San Francisco Business Times first reported . The subsidiary of Zillow previously occupied nearly one-third of the space at 535 Mission St., a 27-story high-rise that was built in 2014 and leased by Boston Properties. Now, Trulia has reduced its footprint, preserving just two of the six floors it operated out of following the expiration of its lease last year. Boston Properties President Douglas Linde confirmed the company was trimming its space during a fourth-quarter earnings call with investors on Wednesday, per the Business Times. SFGATE reached out to a Trulia spokesperson for more information but did not hear back by time of publication. During the call, Boston Properties CEO Owen Thomas seemed to suggest a major shift to remote work had impacted the decision. “The West Coast is lagging from a return to office perspective and also from a leasing perspective, which is driven by … [Read more...] about Trulia to cut down office space at San Francisco headquarters
Parties drop lawsuits in Angelos v. Angelos case over Orioles’ owner’s fortune
The dueling lawsuits over control of the Orioles and other assets of longtime team owner Peter Angelos are being dropped by the parties, according to a court document. It says the suits, pitting members of one of Baltimore’s most famous families against one another, are withdrawn and cannot be refiled. It also means the end of a bitter, public feud between Angelos’ sons— one of them aligned with their mother— over a fortune estimated to be worth more than a billion dollars. The document says John and Louis Angelos and their mother, Georgia, agree “the actions in these consolidated proceedings … and all claims, including all counterclaims and defenses, asserted therein be dismissed with prejudice.” The four-page document, obtained by The Baltimore Sun, is dated Friday and has been signed electronically by an attorney for each Angelos family member, including a lawyer who the court appointed to represent Peter Angelos’ interests. As of Sunday, it had not yet appeared in the state … [Read more...] about Parties drop lawsuits in Angelos v. Angelos case over Orioles’ owner’s fortune

Demand from tenants is continuing to significantly outweigh supply, Savills said. Jessica Tomlinson, research analyst at Savills, said: “The ongoing imbalance between demand and supply is expected to continue to drive rental growth. “However, the sheer scale of rental growth over the past two years does somewhat limit the capacity for further significant increases, and over time we expect to see the balance between supply and demand gradually restored.” Smaller properties in lower price bands now tend to be outperforming larger, more expensive rental homes, Savills added.
